roofSec is the world’s first fully automated monitoring and leak detection system for flat roofs. Sensor cable technology combined with AI-powered cloud analysis detects moisture in real-time — before it causes costly damage.


The Problem

Flat roofs are increasingly topped with green roofing, PV systems, or walkable terraces. The waterproofing membrane becomes invisible and inaccessible. When a leak occurs, it goes undetected for months — until stains, mould, or structural damage appear. A single undetected leak can cause €50,000 to €200,000 in damage.


How It Works — 3 Steps

1. Sensor Cable

Installed on the vapour barrier in a pre-planned pattern. Up to 100 sensors per cable, each uniquely identifiable — pinpointing leaks to the nearest metre.

2. Communication Unit

Mounted inside the building. Queries all sensors at regular intervals and transmits data to the cloud. Supports up to 4 cables (~500 m²).

3. Cloud & AI

Intelligent algorithms analyse sensor data 24/7. If moisture is detected, the owner receives an instant email alert with the exact leak location on a roof plan.

Installation Requirements

roofSec is installed during new construction or full roof renovation. Retrofitting requires removing existing roof layers. What you need:

  • Conduit from roof to communication unit
  • Power supply (see datasheet)
  • Internet connection (LAN or WiFi)
  • Vapour-tight conduit connection
  • Tape for cable fixing at corners
  • Current email address for alerts

Can roofSec be retrofitted?

Only during a full roof renovation, as the sensor cable must be placed on the vapour barrier beneath all other layers.

What happens when a leak is detected?

The cloud service sends an automatic email alert with the approximate leak location on a roof plan — enabling targeted repair without unnecessary demolition.

Are there recurring costs?

No. One-time purchase, free cloud service for life. No subscriptions, no annual fees.

How long does the system last?

25–40 years (full roof lifetime). No moving parts, no maintenance. Software updates are server-side and automatic.

How much does it cost?

Does it replace maintenance contracts?

roofSec is an early warning system. We still recommend regular roof maintenance for drain cleaning and material inspections.

What about data privacy?
